Auctions, the good and the good.

I’ve brokered real estate auctions for years and recommend it, for the right people in the right situation. Although not as prevalent in the western states, the rest of the country seems pretty comfortable with real estate auctions.
Auctions are great at bringing people to the table, no distractions and no bull shet. Yet, there are details such as the buyer's premiem that are very important.
As a seller, you’re committed to terms and conditions and as a buyer, better throw down your wallet or you lose, ouch! It’s an efficient way to do business. Get the job done and move on to the next investment. Marketing is important.
Sellers: Auctions are great so you can move forward with new deals. In a slow market, your afraid the real estate might sell for more later, well maybe … but you’ve got 200K in carrying costs per year that should be considered! In a hot market, your afraid of, well nothing...competitive bidding rocks! Hot markets are when auctions thrive.
Buyers: Afraid you might pay too much, don’t be. A property is worth what a buyer is willing to pay. Value is perception. 5 million might be a deal to you and too much for the other buyer. Don’t wait, register and be ready to lift that bid PADDLE at any opportunity!
There are many opportunities across the US, but they require research. Residential less than 1MM are more difficult than others.
